Delaware Place still renting units
Riverside Landing at Delaware Place is still accepting reservations for two-bedroom apartments, having rented out all of its villas and one-bedroom apartments.
City planning director Dave Efland said people were moving into the villas last year before the city had installed street lighting.
Delaware Place is where the Delaware Hotel (and the Holiday Inn before it) stood, at 351 S. Sandusky St.
“This property, when it was first built in the 1970s, was the pride of the city and the county,” said City Manager Tom Homan in his 2013 State of the City address. “That’s where all the events were held, a lot of memories were made at that hotel. In the last 10 years, it fell into a state of disrepair and become quite derelict.”
In 2008, the building was condemned. In 2009, there was an arson fire to the building. In 2010, the City of Delaware in partnership with Delaware County, used federal Neighborhood Stabilization Funds to buy the 5.4-acre property, and then-Mayor Gary Milner used a backhoe to begin the demolition.
City officials said four of the nation’s top senior housing builders were interested in the property, and a steering committee was formed to pick the developer. Miller Valentine Group stood out because it acquired an option on the neighboring Kokelene gas station.
In September 2012, ground was broken on the property at 351 S. Sandusky St. for affordable senior housing by Miller Valentine Group.
City officials have said the apartment complex is the first step in revitalizing South Sandusky Street.
During a tour on Jan. 31, developer Denise Blake said, “We started looking in Columbus to establish a presence, and we looked for growing communities where we could be new and bring value. We started looking where there would be a good target population, came to Delaware, and we started keeping an eye on the hotel site. We kept at it, being able to demonstrate the need for senior housing in the Delaware market.”
Riverside Landing is designed for adults 55 and older, Blake said. Amenities include walk-in closets, Energy Star rated appliances, garbage disposals, pet-friendly policy, and extra storage space. The four-story apartment building has an exercise room, storage and laundry facilities, and activity rooms.
“Our goal is to be able to provide services that will enable our residents to stay in the unit,” Blake said. “We want them to be independent.”
